A visionary buyer has paid nearly £700,000 in cash for a ‘non-mortgageable’ three-bedroom house in west London following a fierce bidding war.
Anonymous bidder shelled out £691,000 for the seriously derelict semi-detached property on Murray Road in eat despite his dire state.
Pictures show a rough path to the property’s boarded-up front door and external woodwork that appears to be in dire need of replacement. Inside, things only get worse.
The dining room has a large patch of black mold on one wall along with what looks like burn marks over a gutted fireplace.
Heavily stained wallpaper hangs loose in the kitchen, where tiles appear to be missing above a dirty sink.
The bathroom is in desperate condition, while damage can be seen to the floorboards in all three bedrooms. It would seem that significant dismantling and remodeling would be necessary to make the place habitable.
Outside, the long, narrow back garden is overgrown to the point where it appears to be blocking the back door exit.
Auctioneer Hammer Price Homes sold the property “as seen” with no refund of the additional three percent reservation fee, including for any “structural” issues. He accepted cash only because he said the property was considered non-mortgageable.
However, a competition auction saw 115 bids registered, increasing the price by almost £200,000 in just over 48 hours.
The final cost of the purchase will, of course, be inflated by the dilapidated house remodeling project.
Renis Gjoka, Director of Renovation Specialists Design and Build Londonhe estimated that a budget of £480,000 would be required to bring it up to snuff.
The 90sqm house sits just north of the A4 Chiswick flyover and brentford and south of Northfields Piccadilly Line station. Boston Manor Park is nearby.
Last purchased in the 1970s, the home doesn’t seem to have had much love in the decades since.
The median price for a house in the same postcode in the last year is £700,000, according to Rightmove, while an adjacent property sold for £675,000 five years ago.
