Capital&Centric has unveiled plans to redevelop a former Manchester warehouse into more than 20,000 square feet of workspace. The social impact property developer intends to locate its own head office in the space within the regenerated plant.

Located on Chapeltown Street, close to Manchester Piccadilly railway station, Neptune Mill was originally built between 1860 and 1870.

Currently in poor condition, the site is mostly empty except for the first floor that Capital&Centric uses for its office.

According to planning documents prepared by Avison Young, Capital&Centric believes that the Neptune Mill provides an opportunity to continue the regeneration of Piccadilly East. The firm was also involved in the regeneration of the neighboring warehouse, now known as the Crusader, for residential use.

Renamed after a long-defunct nearby street, the five-story Neptune Mill will receive the Capital & Centric design treatment.

The team will expose the original features, dismantling the building to reveal its red brick and wooden beams. There will also be space in the building for a mural, based on existing neighboring pieces sprayed during a street art festival.

The application filed with the council details how the team will bring more than 22,000 square feet of creative business workspace spread over four floors, with the Manchester-born company also reserving a site for its own new headquarters to accommodate its expanding team. .

In addition to four floors of workspaces, Neptune Mill will also feature a social hub, networking space, and retail spaces on the ground floor, with the goal of opening a cafeteria or deli.

Capital&Centric has completed development projects in the commercial, residential, hospitality and leisure sectors in various regional cities in the UK.

The business is behind Kampus in Manchester, the Civic Center in Wigan and the Littlewoods building in Liverpool, among many others.

The plans for Neptune Mill have been drawn up by Jonathan Davidson Architects.
