Kadans describes the plans of the Oxford laboratory

Kadans Science Partner has outlined plans to develop more than 60,000 square feet of high-spec laboratory and offices in Oxford through an acquisition.

The company will add Windrush Innovation Center to its pan-European portfolio as a freehold acquired from Tozi Ltd.

Kadans intends to demolish the existing building and carry on the new business in association with the tenant, Oxford Biomedica.

James Sheppard, Managing Director (UK & Ireland), said: “The development at Windrush Innovation Center will provide much-needed high-spec lab space in the Oxford market.

“We look forward to a continued productive relationship with the tenant, Oxford Biomedica, as they build their position as a quality and innovation driven viral vector CDMO.”

Freddie Owen, Partner at Knight Frank, added: “Knight Frank is delighted to advise Kadans on another exciting acquisition in Oxford. After successfully acquiring the Oxford Biomedica headquarters facility in 2022, this new development located next door will be a great addition to Oxford’s South Life Sciences Cluster.”

A statement from Tozi Ltd said: “In keeping with our approach across our portfolio, we have always maintained a productive and open relationship with tenant Oxford Biomedica, helping to facilitate planning permission for the new state-of-the-art R&D campus. .”

Kadans was supported by Knight Frank in the transaction, while Mills & Reeve acted as legal counsel to Kadans. Cyril Leonard advised the seller and Cripps acted as legal counsel.

Oliver Spero of Cyril Leonard said: “On behalf of our clients, we have secured long index-linked assets that have delivered returns commensurate with their requirements and, in this case, significant capital growth.

“Cyril Leonard has provided full service to clients and will start the process again looking to reinvest the profits in good quality logistics and further grow the portfolio.”

With the acquisition of the Windrush Innovation Centre, Kadans’ portfolio now comprises more than 50 buildings and numerous projects under development in the Netherlands, UK, Germany, Belgium, France and Spain.
