Introduction

Edmond de Rothschild Real Estate Investment Management (REIM) has successfully completed a build-to-let development
in Rugby for its £545m UK residential property fund. Charolais Gardens, located on Railway Terrace, offers 357
one- and two-bedroom apartments for rent in four buildings, which were developed in phases [1]. With its focus
on lower-middle-market and regional locations, Edmond de Rothschild REIM has once again proven the fundamental
strength and resilience of the UK Private Rented Sector (PRS) [2].

Achievements and Progress

The first two buildings of Charolais Gardens were completed at the end of last year and are now fully leased.
The third building, inaugurated in June, has already reached 80 percent occupancy, while the fourth building has
just been completed and is in the marketing phase [1]. The success of Charolais Gardens not only demonstrates
the demand for quality rental properties in the area but also reflects the exceptional performance of Edmond de
Rothschild REIM’s previous four projects [3].

Expanding the Portfolio

Charolais Gardens, with a gross development value of £57m, is the latest addition to Edmond de Rothschild REIM’s
impressive residential property portfolio. The completion of this project follows the success of the Edmond de
Rothschild Residential Investment Fund UK, which includes Saffron Court in Nottingham, Wellington Quarter and
Merlin Wharf in Leicester, and Regent’s Plaza in Newcastle [1]. In addition to Charolais Gardens, Edmond de
Rothschild REIM has six other developments under construction in Birmingham, Warrington, Nottingham, Gateshead,
Glasgow, and Edinburgh. These 11 developments, once completed, will provide 2,640 apartments with 4,000 tenants,
showcasing the substantial commitment of Edmond de Rothschild REIM to the UK residential property market [4].

Community and Amenities

Charolais Gardens offers more than just quality rental apartments. The development has created a fantastic
community of residents, with access to a multi-purpose reception lounge, space to work from home, fitness
center, yoga stretch studio, and a private rented kitchen/dining room. These amenities have made Charolais
Gardens a coveted destination for residents, providing a vibrant and comfortable living experience [5].

The Future of Charolais Gardens

The success of Charolais Gardens has exceeded expectations, both in terms of rental demand and achieved rentals.
This further strengthens Edmond de Rothschild REIM’s confidence in its strategy of focusing on lower-middle-market
and regional locations within the UK PRS sector. As the fourth building of Charolais Gardens enters the marketing
phase, there is no doubt that it will attract tenants interested in a high-quality living experience in Rugby.
With the completion of Charolais Gardens, Edmond de Rothschild REIM continues to solidify its position as a
leading player in the UK residential property market [6].
