Here are the cheapest and most expensive parts of the region to buy a house today
The latest average house price in every Greater Manchester borough has now been revealed. House prices have soared all across the region, with buyers now having to pay an average of £12,000 more than a year ago.
The average home in Manchester now costs £245,000 according to the latest figures from the Land Registry. That’s just 2.1 percent more than a year earlier, equivalent to an extra £5,500 on each house sold.
It’s the lowest house price rise in Greater Manchester and is less than half that of the national average of 4.6 percent.
Rochdale, however, is the property hotspot of our region. The average house price in the borough rose by 8.2 percent in the last year to £198,000, with house hunters now spending an extra £15,000 per home.
Greater Manchester’s most expensive borough, Trafford, saw prices rise by 7.6 percent to £386,000, whilst house prices in Wigan – the region’s cheapest area – rose by 6.3 percent to £187,000.
The data comes as the average house price across the UK increased to £268,000. But whilst most parts of the country saw property prices rise, 47 local authority areas saw a fall.
Kensington and Chelsea saw the largest drop in the country. The average home in the London borough was £1.07 million in the year to December 2024, which was 22.9 percent lower than a year earlier.
Blackburn with Darwen was the UK’s property hotspot of 2024. The average home there cost £159,000 in 2024, which is 13.1 percent higher than a year ago, which means prices increased by a larger percentage than anywhere else in the UK.

Trafford
Trafford remains as the most expensive borough to buy a house in Greater Manchester. The average house price is currently £386,000 which has gone up by 7.6 percent over the last year.
Stockport
Next is Stockport, where the average property now costs around £307,000. This has risen by 6.5 percent in the last 12 months.
Manchester
It now costs around £245,000 on average to buy a house in Manchester, with prices having gone up by just 2.3 percent in the last year.
Bury
The average house price in Bury is currently £233,000, which has risen by 4.7 percent over the last 12 months.
Salford
You can now expect to pay around £223,000 for the average property in Salford. House prices have risen by 4.5 percent across the borough in the last year.
Tameside
Tameside is considered one of the cheaper parts of the region to buy a house. The average house price is currently £204,000 which has gone up by 4.1 percent since 2024.
Rochdale
House hunters in Rochdale can now expect to pay around £198,000 for the average house. Prices have increased by 8.2 percent in the last 12 months.
Oldham
The average house price in Oldham now sits at £197,000, which has risen by 6.6 percent in the last year.
Bolton
In Bolton, the average property now costs £192,000 after prices rose by 3.6 percent over the last year.
Wigan
Wigan is the cheapest borough in the region to buy a house, with the average property price currently £187,000. This has gone up by 6.3 percent in the last 12 months.
