Sunset sales brokers have nothing to do with London luxury estate agents

“It’s extremely competitive, there’s always drama,” says Rosy Khalastchy, one of the women who dominates Londonluxury real estate market.

His workplace, Beauchamp Estatesis reminiscent of The Oppenheim Group real estate agency, where the likes of Chrishelle Stause and Mary Fitzgerald sell homes in the Hollywood Hills on sunset sale.

The biggest sale brokers have ever bagged in the Netflix show was Jason’s impressive $35.5 million Hillside Drive home. That equates to almost £28.2 million.

Agent Rosy, 60, makes them look like amateurs by comparison, with her biggest sale to date worth more than double that amount, for a whopping £55m at St John’s Wood.

“It was a nice single-family home with all the trimmings and a pool,” she says. Some of these houses are like dreams.

Rosy sells properties in affluent areas of London such as St John’s Wood, Regents Park and Hampstead, charging a 1-3% commission per sale.

recently sold film director Tim Burton’s £17.5 million former Primrose Hill mansion, Eglon Houseto a British media mogul for a record price, making it one of the most expensive sales ever in the area.

His current favorite listing is the Lawn House mansion in Hampstead, with an asking price of £15 million.

We often see Selling Sunset agents holding open houses for luxury properties in the hills. But while Christine Quinn’s burgers and botox have drawn potential buyers in California, Rosy takes a slightly more elegant approach.

“We collaborated with a jewelry brand to bring their best pieces and many historical stories about their jewelry to a specific house,” she says.

‘The clients saw the house, they saw the jewels and there was networking. You know how it works. The jewels on display cost hundreds of thousands of pounds each.

At another open house, he hosted a “very formal and intimate dinner” where 12 lawyers had drinks and dinner. And when the Frieze art fair came to town, he turned a listing into a gallery, so London’s elite could come in and marvel at the architecture and art all at once.

Rosy has also received some pretty specific requests from clients looking for their dream home.

“I had a client from Hampstead who wanted a house, priced at up to £30m, that would have room for a special health spa-style ‘snow room’ in the garden, complete with a special snow and ice machine.” , remember.

‘The buyer wanted a house that either came with a snow room, or had ample space in the gardens, where a snow room could be built.

“Eventually, the buyer bought a six-bedroom house in Hampstead, with a sprawling garden, and built his own custom-built snow room.”

There was also a request from a different client regarding a pink house on Primrose Hill.

Rosy says: ‘It was the original house that inspired the famous book and movies 101-Dalmatians. The seller insisted we have a photo shoot at the house for marketing, with hired Dalmatian dogs. It costs a fortune!’

Then there was a house in St John’s Wood for pampered dogs: “The buyer was a Crufts champion dog breeder and had a special VIP dog suite set up in the house, complete with its own doggy jacuzzi, dog grooming area, sofa for dogs and special feeding station.

While Selling Sunset house hunters turn up in fancy cars, Rosy’s clients, including actors, businessmen, musicians and footballers from all the major Premier League clubs, use other means of transport.

“I remember once waiting for this buyer to arrive, it was 6pm on a Sunday, it was a pretty big house, and he said he was coming on his private plane, so he’d be there at six,” he says.

“Then I got a call saying ‘sorry Rosy, I have a friend I need to drop off in Spain so I’ll be with you at eight’.”

‘He finally arrived at 9:30 pm and bought the house. It was such an everyday thing for him, whereas other people spend months booking their flights.”

That is if your clients are actually the ones who are even viewing the property. Some send trusted advisors or their family office to find them a suitable second or third property to add to their portfolio.

“A Chinese buyer insisted that his Feng Shui consultant be flown in from Hong Kong to review the property, before agreeing to buy,” she says.

Like the agents in Los Angeles, Rosy works day and night to meet the needs of her clients, but she sells much more than a sunset. She sells them a whole lifestyle.

We get them everything they need, from a housekeeper to a butler. We try to be as helpful as possible.

‘Your children come here and they need schools and help and advice. They have their own advisors, but the extra help from us is always an added bonus for them.’

Unlike Davina’s notorious $75 million listing, which was put on the market and never sold, about 40% of Rosy’s luxury homes never even make it to the public market.

‘Very high-end sales happen quietly. You don’t see them online or in magazines so they basically instruct us and we offer exclusive [viewings] to the people we thought it would work for,’ he says.

“Sometimes people tell us, ‘You know, if you ever get one of those houses in Regents Park, keep me in mind. I’d be interested.'”

One of the most expensive properties Beauchamp Estates is currently marketing is the last remaining private terraced house on Grafton Street in Mayfair.

Its asking price is £55 million and it was previously the headquarters of Gucci. It comes fully furnished and is complete with a spa, staff accommodation, cinema room, swimming pool, six fireplaces and seven bathrooms.

Just as the cast of Selling Sunset walks the halls of Hollywood houses in six-inch heels, Rosy agrees that “heels sell houses.”

‘When I started, the image was undoubtedly very important. The way you look makes all the difference when you meet someone. No doubt.’

While some of the Netflix drama may be scripted, glamor branded, Rosy admits that’s not far from the truth.

‘It’s extremely competitive. There’s always drama, but the more years you spend doing it, you try to stay away from it,” she says.

‘It feels very glamorous because the properties are all very beautiful, special and unique. For me it’s fun.
